I ask that the Assembly consider that landlords are not all created equal in this city. Some of us are trying to take pride in making Anchorage a more livable community.
Published: 10 minutes agoI own a triplex. Two of the units are long-term rentals and one is a short-term rental. I do the vast majority of the work on my building myself, because the amount of labor needed to create a modern and comfortable living situation for my tenants is too much for a blue-collar millennial like myself to afford — even with a military retirement. Anchorage was not built well, and this is apparent when one takes too close a look at foundations, trusses and joists.
First, the market will mostly balance itself. The reason I haven’t gone full throttle and turned all of my units into short-term rentals is because I am quite sure that the Airbnb market is close to saturation. It also doesn’t make sense for a landlord who cannot rely on their tiny rental business to provide all of their income to try to manage too many short-term situations. This is the reality us small-time folks are dealing with sans regulation.
If the city wants to encourage more long-term rentals that are clean, well maintained, updated, and within a reachable price for renters, then it should consider helping small-time investors like myself deal with its foundational issues rather than adding regulations to my attempt at fixing its structural problems.
