The 8.35 acre site is 1.1 miles from Junction 6 of the M65. The detailed planning application for the new estate proposes 52 three bed homes, 21 with four bedrooms and 16 two bedroom ‘mews’ properties. “Blackburn has excellent transport links and existing local amenities including primary schools and a secondary school, health centre, doctor’s surgery, community centre and supermarkets within both walking and driving distance. The site is irregular in shape bound by hedges, trees, walls and stock fencing and principally comprises species-poor semi-improved grassland with stone walls on its boundary.
“Private gardens will be placed to the rear of properties. An arrival green space is located at the main access off Mount St James which will create impact upon arrival and provide a sense of place.
